Tannos described the proposed Magnolia Town Center development as a community-focused, master-planned project intended to support Magnolia’s long-term growth while preserving a local, neighborhood-friendly atmosphere rather than introducing high-rise urban development. The proposed site plan includes 187 single-family homesites, multifamily and condominium components, retail and office space, hospitality and entertainment venues, walkable waterfront shopping areas, two parking garages, a potential convention center, three public-access lakes, and more than 30 acres of green space that would be donated back to the city. Tannos stated that approximately $55 million in land sales are already tied to letters of intent involving national retail, hospitality, and business brands, though specific tenants have not yet been disclosed. He also emphasized that the development would prohibit uses deemed inconsistent with the project’s community-oriented vision, such as smoke shops or tattoo parlors. In addition, the development team is reportedly evaluating between $75 million and $80 million in infrastructure and utility investments, particularly in response to Magnolia’s ongoing concerns surrounding water and utility capacity.
